University Pacific Centre Million-Dollar Upgrade

San Diego, CA— Falcon Real Estate Investment Company, LP and CB Richard Ellis announced the recent completion of a significant retrofit project at University Pacific Centre. The cost was approximately $1 million. The owner replaced and upgraded the building's heating, ventilation and air conditioning systems with state-of-the-art, energy-efficient equipment.

Located at 8899 University Center Lane in University Towne Center (UTC), University Pacific Centre is a four-story, 96,490-square-foot Class A office building owned by Falcon Real Estate Investment Company, an advisory and management services firm representing non-U.S. individual and institutional investors in United States real estate, and professionally managed by CB Richard Ellis.

CB Richard Ellis senior project managers Ron Hancock and David McCurry hired Alliance Consulting Engineers to conduct an initial energy study of the building and submit recommendations to Falcon asset manager David Simmons. Key project upgrades include replacing the existing constant-speed gas-fired absorption chiller, cooler tower, condenser water pumps, and roof piping.

The owner also employed the use of a 500-ton hydro crane perhaps the largest crane in the state of California.

Alliance Consulting Engineers provided the full mechanical, plumbing and electrical design along with technical construction administration services. Bingham Heating and Air Inc. is the general contractor with Mark Martinak managing the project. TEM Total Environmental Management Inc. provided temporary chiller rental.

Subcontractors included Precision Electrical Company, Chiller Services for rigging and demolition, FAS Facility Automation Services, HCI Environmental & Engineering Services for hazardous material removal and disposal, Penn Air, and Scot-Therm Insulation Inc.

Elizabeth Burke of CB Richard Ellis is the senior real estate manager for the property, and Antonio Santana, also of CB Richard Ellis, is the building engineer. Steve Wolf, Mark Wayne and Brunson Howard of Cushman & Wakefield are the exclusive leasing agents for University Pacific Centre.
